Nicht unbedingt am Stachus, aber Pasing, Obermenzing, Allach, Gro\u00dfhadern, Sendling, Harlaching, Trudering, Solln, Thalkirchen, Pullach,&#8230; sind ein einziger Flickenteppich mit leer stehenden Grundst\u00fccken.<\/p>\n<p>Das eine sind die Fl\u00e4chen der Stadt, des Freistaats Bayern und des Bundes (die Kommunikation &amp; Koordination auf den verschiedenen Ebenen ist wieder ein anderes Thema&#8230;), die oft jahrelang teils unbemerkt leer stehen. Das andere sind Fl\u00e4chen von Privatleuten, die teils auf steigende Bodenpreise spekulieren, oft aber mit ihrem Eigentum auch gerne einen Beitrag zum Gemeinwohl leisten w\u00fcrden. Das muss die Verwaltung mit einfacherer und flexibler Bewilligungspraxis f\u00f6rdern.<\/p>\n<p>Klar ist nat\u00fcrlich auch, dass Tiny Houses nicht DIE L\u00f6sung am Wohnungsmarkt sein werden, sondern eben ein Teil eines vielf\u00e4ltigen Potpouris. Tiny Houses k\u00f6nnen ihre Vorteile in der Stadtentwicklung \u00fcberall dort ausspielen, wo nicht mehr in die H\u00f6he nachverdichtet werden kann oder dies erst in einigen Jahren geplant ist. Im l\u00e4ndlichen Raum sind sie eine ressourcenschonende Alternative zum Einfamilienhaus.<\/p>\n<p>Wir sehen Kleinwohnformen v.a. als \u00f6kologische L\u00fcckenf\u00fcller, die einen entscheidenden Vorteil haben: sie versiegeln den Boden nicht! In der Innenstadt machen Tiny Houses vor allem als Zwischennutzung und zur Nachverdichtung Sinn, auf Fl\u00e4chen die nicht anderweitig vergeben werden k\u00f6nnen. Hier sehen wir ein hohes, noch ungenutztes Potenzial. N\u00f6tig w\u00e4re ein je nach Nutzungsdauer angepasstes Genehmigungsverfahren, um m\u00f6glichst viele Fl\u00e4chen nutzbar zu machen, ohne allzu gro\u00dfen Eingriff in die Natur. Wichtig ist durch eine grosse Vielfalt verschiedenste Mo\u0308glichkeiten zu unterstu\u0308tzen, je nach Fl\u00e4chengr\u00f6\u00dfe und Umgebung. Kleinwohnformen ko\u0308nnen ein Puzzleteil in Stadt- und Gemeindentwicklung sein, welche je nach Person und Situation eine optimale Lo\u0308sung darstellen. Und nebenbei k\u00f6nnen Tiny Houses ein spannender Begegnungsort im Viertel werden, der die BewohnerInnen zu Wohnvielfalt und Ressourcenschonung inspiriert.
